Guide for surveyor services, property valuation, and legal services in Slovenia

To begin the process, engage the services of a professional surveyor or a certified real estate agent who specializes in the Slovenian market. They will assess the property's market value by considering factors such as location, size, condition, amenities, and recent sales data of similar properties in the area

The surveyor will conduct a thorough inspection of the property to evaluate its physical condition, construction quality, and any potential issues that may affect its value. This inspection helps ensure that the appraisal accurately reflects the property's current condition.

During this step, the surveyor and/or legal services team will review the relevant documentation associated with the property. This includes verifying ownership documents, land registry information, building permits, and any legal restrictions or encumbrances that may impact the property's value.

Legal Research and Due Diligence in Slovenia

This may involve reviewing land registry records, permits, zoning regulations, and any existing legal agreements or disputes related to the property. The surveyor will analyze the legal aspects of the property to identify any potential issues or risks. Legal property law surveyor services will conduct legal research and due diligence on your property.

Based on the inspection, documentation review, and analysis of comparable sales, the surveyor will prepare a detailed valuation or appraisal report. This report will include an estimate of the property's market value, supporting data, methodology used for the valuation, and any relevant comments or observations. The report can be used for various purposes, such as mortgage applications, legal proceedings, or investment decisions.

It is crucial to engage the services of qualified professionals, such as surveyors, real estate agents, and legal experts, who are familiar with Slovenian real estate regulations and practices. Their expertise ensures accurate property valuation, compliance with legal requirements, and protection of your interests.

 SLOVENIA Real estate valuation
If you are thinking of selling your home, you'll need to know exactly what it is worth before putting it on the market. As local area real estate agents, we analyze home values and determine market prices every day. By comparing your home to recent sales and other similar homes on the market we can quickly tell you what your home is worth. This analysis is known as "Comparative Market Analysis" or CMA.
There are two ways - CMA comparative market analysis, or a professional appraisal.
CMA -comparative market analysis
The CMA is used to determine current market value so that you can choose the listing price. Your real estate professional gets the information for the CMA from sold data, historical trends and property tax data. The CMA includes recently sold properties in the area, that are most similar to your property.
Price list for making market value estimates- CMA:
building land: 100 EUR
apartment: 120 EUR
Business premises: 130 EUR
Residential house: 150 EUR
business house (up to 500 m2): 250 EUR
Professional appraisal for banks, court, tax office - FURS, administration of the Republic of Slovenia
When  buyer applies for a loan, the bank will order an appraisalog property, performed by a licensed appraiser. The appraisal is designed to protect the bank, so that it doesn't loan too much money for a single property. The appraiser visits your home and compares it to other similar homes using square footage, finishes, age, condition, location, and more.
The data is compared to property tax records and recent solds as well as sales trends to determine the arc of prices up or down.
One thing is certain, no home will sell for more than it's worth in any market. If you price your home based on the information suggested by the CMA, chances are good that the buyer's appraisal will support the sales price.
