Depending on the type of property and the reason for the appraisal of the value, we will produce an individual offer for the organization of the valuation.




Before making a valuation, we will look at the location and state of the property in Slovenia.




In the Slovenian Land Register and the databases of the Surveying and Mapping Authority of the Republic of Slovenia, we will check the owner rights which affect the value of the property.




We will review the past sales property prices and current advertising trends of similar real estate in the surrounding area.




Within 10 days of the appraisal order, we will prepare a written report on the value of the property.

If you are thinking of selling your home, you'll need to know exactly what it is worth before putting it on the market. As local area real estate agents, we analyze home values and determine market prices every day. By comparing your home to recent sales and other similar homes on the market we can quickly tell you what your home is worth. This analysis is known as "Comparative Market Analysis" or CMA.
There are two ways - CMA comparative market analysis, or a professional appraisal.
CMA -comparative market analysis
The CMA is used to determine current market value so that you can choose the listing price. Your real estate professional gets the information for the CMA from sold data, historical trends and property tax data. The CMA includes recently sold properties in the area, that are most similar to your property.

Residential house: 150 EUR
business house (up to 500 m2): 250 EUR
Professional appraisal for banks, court, tax office - FURS, administration of the Republic of Slovenia
When  buyer applies for a loan, the bank will order an appraisalog property, performed by a licensed appraiser.The appraisal is designed to protect the bank, so that it doesn't loan too much money for a single property. The appraiser visits your home and compares it to other similar homes using square footage, finishes, age, condition, location, and more.
The data is compared to property tax records and recent solds as well as sales trends to determine the arc of prices up or down. 
One thing is certain, no home will sell for more than it's worth in any market. If you price your home based on the information suggested by the CMA, chances are good that the buyer's appraisal will support the sales price.
