Investors can choose to invest in various types of properties, including apartments, houses, commercial buildings, and vacation homes. One of the benefits of investing in real estate in Slovenia is the relatively low property prices compared to other European countries, which provides opportunities for investors to enter the market with a smaller initial investment.

However, investing in real estate in Slovenia also has its challenges and risks, such as the potential for regulatory changes and economic fluctuations. It is important for investors to conduct thorough research and due diligence before making any investment decisions and to seek professional advice from lawyers, accountants, and real estate agents to ensure compliance with all legal and regulatory requirements.

Investments in real estate are typical for investors who know the functioning of the real estate market well and have experience with larger investments. In addition, real estate investors are usually also those who have sufficient funds available to invest, as real estate usually requires a lot of capital invested. Real estate investors must be prepared to make a long-term commitment, as selling a property can take a long time and require additional costs such as taxes and fees.

It is also important that real estate investors have adequate legal knowledge of real estate law and construction contracts. They must also pay attention to macroeconomic indicators such as interest rate levels, inflation, economic growth, as these can have a major impact on the return on investment in real estate.

There are many strategies for investing in real estate, depending on your goals, risk, available capital, and other factors. Here are some common strategies:

1. Long-term investment in real estate rental, renting out your property to tourists

This is the most traditional real estate investment strategy, which involves buying a property with the intention of renting it out on a long-term basis. The goal here is to generate regular rental income, while also having potential capital growth through long-term growth in the property's value. This strategy is suitable for those who want stable returns and do not want to risk too much of their capital.

2. Quick renovation and sale of the property:

This strategy involves buying a property, renovating it and selling it in a short period of time to make a quick profit. This strategy is suitable for those who are willing to accept higher risk for faster returns.

3. Investment in land:

Buying land for the construction of apartments or commercial buildings is also one of the popular real estate investment strategies. The goal is to build facilities and then sell or rent them out. This strategy is suitable for those who have more capital and want to generate higher returns, but are willing to accept more risk.

4. Investment in real estate funds:

Real estate funds are funds that invest in various properties with the aim of generating returns. These funds are accessible to smaller investors and are suitable for those looking to diversify their real estate investment portfolio.

5. Crowdfunding of real estate:

This is a relatively new real estate investment strategy that involves raising capital from a number of investors to purchase and/or renovate a property. This strategy is suitable for those who want to invest smaller amounts in real estate, but at the same time want to accept less risk.

When choosing a real estate investment strategy, it's important to consider your goals, risks, and available capital, and consult with real estate professionals to make informed decisions.

Foreign investors can invest in Slovenian real estate through various channels, including establishing a company in Slovenia, purchasing property through a real estate agent or directly from the owner, or participating in real estate investment funds.

The benefits of doing this include the fact that the estate agent will be able to do all the necessary work of listing and holding viewings for your home, which is something that would be physically impossible for you to do from overseas.

With Real estate catalog and customer base, our specialists will quickly match your property to potential buyers. Our goal is to source the right buyer that will enjoy your property in Italy as much as you do.
Therefore it is very important that documents for legal transactions in regard to real estate are prepared by a legal specialist. The Land Register is owned and managed by the Supreme Court of the Republic of Slovenia and keeps legal facts related to properties, such as mortgages, owners and easements.

Although you can sell a property by yourself in Slovenia, we highly recommend using an estate agent to help you. A real estate agent in Slovenia will make the selling process a lot easier for you and will look after everything, from marketing the property to negotiating with the buyer. Their knowledge and advice are often key to a successful sale, especially if you've never sold property in Slovenia before and don't speak Slovene.

Usually on the basis of inheritance, more persons and relatives become co-owners of the property.  Often, the co-owner community causes disputes or poor relationships between co-owners. Several successive succession proceedings result a fragmentation of joint ownership.

After the inheritance is completed, there are often several persons co-owners of the property in Slovenia

The co-owners can sell their real estate, which is entered in the land register by the co-ownership shares in the market. Buyers are ready to pay the market price for the property on which they will be able to subscribe as owners as a whole (1/1). Rarely are buyers interested in buying a single stake. In selling an individual co-ownership interest, it only has to comply with the provision of the Code of Law, which stipulates that co-owners have a pre-emptive right to sell a co-ownership interest in a property. The co-owner, before selling the co-ownership stake to a third party, must offer it to the co-owners under the same conditions. If they do not want to buy the stake, they can sell it to a third party.

Generating positive buyers interest in your property is key to successfully selling it for the best possible price. It’s all about attracting the attention of buyers and showing them your property at its best.

Value  of your property

Find out what your home is worth with a market valuation. You must remember that there is no guarantee your home will sell for the full asking price, so it’s important to consider the local market conditions along with your expectations. Choosing the right price listing price based on the current market conditions is very important.

As well as marketing your property, the estate agent will arrange and conduct the viewings. Most buyers will want to view a suitable property at least a couple of times before making a decision and during this process an agent can ensure all of the right information is shared to help them with their decision. Local agents know their towns better than anyone else.

First impressions are shown to be very hard to change

Remember first impressions count, so minimise any clutter, viewers need to be able to imagine the house with their personal belongings and furniture and this is easier if the rooms are clear and clean.Small i mprovements or repairs can make the difference between a potential buyer seeing it as their new home or seeing ‘lots of work’ to be done.

Wait for offers

When a potential buyer makes an offer, the estate agent will take on the role of managing the negotiations and if needs be encouraging buyers to increase their offers to a price you are willing to accept.

The majority of dealings with your estate agent - and the work they do on your behalf - will take place once your buyer has been found.Progressing the sale from offer to completion is often the longest and most intricate part of the process, and can be the most stressful if it is not handled properly.

At the point of exchanging contracts you become legally committed to the sale, as does your purchaser.. A completion date is agreed between you and your buyer, for for payment and handover of keys. You now need to start planning your move.

You can rely on us to put your property in Slovenia in front of a huge audience of people looking for a property just like yours. With the right marketing in the right places, we will get your property sold quickly and for the best possible price.

Postojna lies at the north end of the Pivka River valley and due to convenient transportation routes and its location between Ljubljana, Trieste, Gorizia, and Rijeka has long been the administrative and economic center of the Notranjsko-kraska region. Postojna and the surrounding area were settled in the oldest periods of human history. Archeological finds from Predjama, Postojna Cave, and Betalov spodmol bear witness to the earliest inhabitants of the region. The oldest objects found are from the Paleolithic period, and others come from younger periods (Neolithic, the Bronze Age, and Iron Age). The city itself first developed along the foot of the Sovic hill and later - mainly after the construction of the railway - spread around the edge of the basin. First mentioned in historic sources in 1226, Postojna was elevated to a borough in 1432. With further development, again mainly after the construction of the railway and the discovery of the inner parts of Postojna Cave, the town acquired city status in 1909.

From there the settlement was supposedly moved to the hill around the church (the present Tabor). Its name containing the root word church allegedly originated there. On Gradisce there are the pre-historic remains of the walls testifying about the early settlement and the Roman burial site on Sinja gorica. Cerknica was first mentioned in 1040. In the 15th century continuous and cruel Turkish raids began, which caused much damage to this part of Slovenia. The inhabitants were forced to organize self-defense and the remains of the fortresses around the main church testify of that. These defense walls against the Turks are one of the best-preserved monuments of this kind in our territory. In the midst of them stands the church dedicated to birth of Mary, which dates back to the thirteenth century; however, it was burnt down during the Turkish raid in 1472 and was then rebuilt. The church received its final form in the middle of the sixteenth century. It is famous for its history and beautiful interior; it is built in the Late Gothic style and belongs to the group of the hall-like churches. "It's important location, location, and once again location." The most commonly heard advice when buying a property.

Buying a property is one of the most important decisions that gives direction to our lives. When investing in real estate, especially in today’s market, learn as much as possible about the local real estate market before finalizing your investment decisions.

Every day I will open the same door, watch the hills from the same balcony and listen to the cry and the scream of the neighbors' children.

Almost every day, we will walk  to work or drive 100 kilometers. The mother in law will cook in the next room or it will be at the distance of two municipalities ...

Between a good and a bad location is the difference in the quality of the living that the user of the property feels and is reflected in the value of the property price.

Real estate location

What factors affect our perception of the location of the property:

Environmental factors

The beauty of the landscape, vegetable garden, flower bed always beautifies our lives, the proximity of mountains, the lake, the sea always fascinates us. The beautiful viewpoint on the southern slope can not be compared with the damp and shadowy position of the northern slopes.

Economic conditions in the region and traffic connections

In a worse location, it often leads to a poorer connection and a greater distance to the economic center. Normally we measure costs such as the cost of time spent, gasoline .... The favorable economic conditions increase the opportunities for employment and the related immigration of workers.

"Patterns pull" and hurds instinct

In the nature of people, they want to belong to the community, so the decisions of individuals within the community are often very similar. Near the school, kindergarten, church, health center, main administrative and state institutions, it facilitates day-to-day tasks.

Emissions and threats

Flood hazard, earthquake hazards, stench of waste and industry ... environments with significant adverse effects have a negative impact on the situation of the residence and the related price of real estate in the surrounding area.

Individuals can perceive different locations completely differently, depending on their interests.

An entrepreneur who deals with transportation and storage and would like to build a business facility - a warehouse will select a location that is easily accessible from the highway and / or rail tracks.

For grocery shops, fast-food restaurants, the proximity of densely populated houses or apartment blocks is very important, visibility from the road, convenient access and parking.

We look completely different to the location of the weekend by the sea, where the distance from the coast and sunny position is the main factor affecting the value of the property.

We can conclude that the location of the property, housing, house has a significant impact on the quality of life. Where people feel good, they love to live there and prices and real estate values are higher.

Director and actor Robert Waltl notes that “attending a cultural event alone is not enough for the cultural education of a young spectator in particular. It is necessary to enable him more and try to involve him as much as possible in artistic creation and also in cultural events. Kamishibai in school

Book in the Slovenian language:  Kamishibaj at school and at home

Perhaps the biggest growth in interest in Kamishibai is happening outside Japan. Artists and kamishibai practitioners have actively been transporting kamishibai to countries throughout Europe to encourage local artists to create their own stories.  Kamishibai is a great pedagogical tool, and soon they were bringing it into kindergartens, schools, faculties, and libraries. By looking at the history of kamishibai, we are reminded that the kamishibai format does not have to be limited to one definition, performance style, or audience but rather should be seen as a truly versatile format that is limited only by the imagination.

Book titled Kamisibai at school and home, representing Japanese theater technique kamisibaj. The paper theater encourages children to read, write, draw and stage perform. An innovative approach to learning promotes creative thinking and expression of children.

Kamishibai festivals, events in Slovenia..

Kamishibai is a Japanese word that refers to a traditional form of picture storytelling. It is a wooden theater with sliding frames that contain illustrations and text to tell the story.

Kamishibai can be an interesting and effective way of creative learning and thinking for children and adults. With the help of kamishibai, you can stimulate imagination, creativity and communication skills. In addition, kamishibai is also a learning and teaching tool, as you can use it to present various topics and content in an interesting and engaging way.

When using kamishibai, it is important to focus on the interaction between the narrator and the audience. The narrator can use questions to encourage the audience to think about the topics covered in the story. In this way, critical thinking and understanding of different aspects of the story can be effectively encouraged.

In Slovenia, kamishibai is increasingly gaining ground in kindergartens, schools, libraries and other institutions where they are involved in teaching and culture. There are also workshops and seminars where you can learn the technique of kamishibai storytelling and how to use this technique for learning and teaching.

  • moisture in the room
  • presence of gases, smoke, carbon monoxide, radon
  • humidity control and mold on the walls
  • external influence or emissions

The digital mean radon concentration meter measures radon concentration in accommodation spaces.

Radon measurements in the living and working environment allow us to evaluate the value of radon and the impact of radon on health -  cause lung cancer.

In Slovenia, the highest concentrations of radon were measured in the western and southern part of the country, where carbonate rocks dominate, the Notranjsko - kraška part.

Radon enters the house through cracks in the floorboard and walls, through the pipes. The reason for the entry of radon into buildings is a slight decrease in pressure inside, which is a consequence of warmer air in buildings, especially in winter. In addition, during the cold period, ventilation of rooms is also reduced. Consequently, winter concentrations of radon are 2-3 times higher than average in summer.

In particular, it is necessary to emphasize the energy repair of existing buildings, which generally have a poorer sealing of the floorboard and in which the poor sealing of the windows and envelopes of the house ensured the continuous ventilation of the rooms. When new windows and new insulation wrap are installed in such a building, radon concentration in the building can be increased several times. The newest passive houses should, as a rule, have adequately sealed floor panels, which in combination with the central ventilation system will provide safety against elevated concentrations of radon. Despite all the preventive measures taken, however, for any building we can not say with certainty that it is safe from the radon until it is confirmed by measurements. Even the values measured in adjacent buildings are usually very different.
